Tips to Sell Your Home in the Destin Area

Consider Curb Appeal

As the old adage says, you never get a second chance to make a first impression. What does your home say when a potential buyer pulls up? Cute and well-kept OR uncared for, overgrown and run down?  Be sure to update landscaping with new bushes and flowers, focus on lawn maintenance, pressure wash exterior walls, driveways and sidewalks, refresh exterior paint if needed, update fixtures, etc. Curb appeal can make a difference when negotiating the offer.

Depersonalize and Declutter.

Our first tip for effective and fast home sales is to declutter and remove personal items. A buyer must be able to see and feel what the home would look as their own. We recommend taking down all family photos and personal items. In addition, you’ll want to make your property appear as large and spacious as possible. Therefore, you want to clear all countertops, table surfaces, windowsills, limit items on shelves, etc. Consider holding a garage sale or selling items you no longer use on eBay or Facebook Marketplace to make rooms look open and airy. You want to convey that your property is spacious and there is a lot of room for storage. 

Paint Walls in Neutral & Light Colors.

In order to make your home feel (and smell) fresh and new, we recommend painting walls and baseboards. Consider repainting walls neutral and light colors such as Agreeable Grey, Eggshell or Beige to make the interior of your home or condominium appear larger.  When showing your home, brighten it by opening window shades and drapes. When selecting window treatments and flooring, select light colors that will complement walls and make the room feel spacious.

Fix Broken Items.

It’s easy to want to leave your home’s issues for the next guy, but this won’t help you command top dollar. It’s better to offset your costs with a higher sale price than to leave doubt that the home is not in good condition. You’ll want your home sail through inspection with an A rating.

Renovate Dated Spaces.

Ask yourself – when was the last time this was updated? Kitchens, bathrooms, floors, hardware, doors, and electrical faceplates all make a BIG difference in the sale price. It is important to evaluate your investment in upgrades with the value it will bring to the home’s sale price. Small updates such as painting cabinets and replacing hardware can go a long way in making the home feel modern and helping you earn top dollar.

Hire A Professional Photographer & Stage Your Home.  

Another old adage is “a picture is worth a thousand words.” This is especially true for home sales. Before a buyer even schedules a showing or makes an offer, they will see an MLS listing for your property with images online. You’ll want to make these photographs are the best they can be by hiring a professional photographer and/or staging company to minimize flaws and make your home look its best. There are even virtual staging services that can make your home look furnished even when it is empty. 

Start interviewing Real Estate Agents.

Begin by hiring a real estate professional to protect your interests. It is important to use a licensed Realtor® to represent you.  An experienced, local real estate agent will know the market well and be able to assist you through the selling process, including preparing your home for sale, coordinating appraisals, determining listing price, coordinating professional photography services, listing your home on MLS, marketing your property, handling showings, negotiating the sale, and overseeing your closing to ensure a smooth (and hopefully profitable) experience.
