Home Values Continue to Rise in Walton County as Scenic Highway 30A Becomes a National Scenic Byway

Scenic Highway 30A in Walton County has become an iconic highway, which has been gaining notariety over the last three decades. Quaint coastal towns such as historic Grayton Beach and new urbanist community of Seaside have helped pave the way for the road’s popularity. In 2006, the coastal highway grew its reputation when Highway 30A became recognized by the State of Florida as a scenic highway. Fifteen years later, the iconic road has earned another recognition after recently being named a National Scenic Byway. This designation places it among six other Florida roadways, including the famed A1A Scenic and Florida Keys Scenic Highway, which also claim this coveted title. 

As Highway 30-A gains notoriety and recognition, the value of the homes and condominiums along this corridor is also rising. According the Emerald Coast Association of Realtors, the average sale price of a single family home in Walton County increased an average of 34% over the last year (2019 vs. 2020). In fact in December 2020, the average sale price of a single family home was $1.06 million (up 37% over home sales in December 2019).  Sales of condominiums in 2020 in Walton County experienced a modest increase of 7.7% over 2019. The average sale price of a Walton County / 30A condo was $549,197.

As the beaches of South Walton and Scenic Highway 30A continue to gain visibility, it is forecasted that home values will continue to rise. In addition, shrinking inventory is also driving up prices. The volume of property listings decreased an average of 25% in 2020 vs. 2019. With less inventory and more demand, our real estate experts predict that 30A real estate listing prices will continue to increase as well.
