Construction is booming along Florida’s Emerald Coast. The addition of new single family homes is matched by new developments and commercial space, which are under construction throughout the area.
The 30A area has experienced vast growth in land prices with the average sales price for vacant land increasing by 26% from Jan 1 to Oct 31 of 2018 when compared to the same time period in 2017. And in the Destin/Miramar Beach area, the average sales price of vacant land has increased by 20%. In addition, sales are happening faster than last year with the average number of days to close for vacant land listings decreasing by 13% in the 30A area and decreasing by 20% in Destin and Miramar Beach.
For those who have considered purchasing vacant land along Scenic Highway 30A and in Destin, it is important to move fast when you find a desirable lot since the days on market for vacant land has decreased by 16% in the 30A area and by 23% in Destin and Miramar Beach.
Along with these trends, the average sales price for vacant land listings is also on the rise. On the east end of Highway 30A, from Grayton Beach State Park heading all the way east to the Walton County/Bay County line, the average sales price for vacant land through Oct 31, 2018 is $769,679. For those looking for investments on the west end of 30A, from Topsail Hill State Preserve heading east to the Grayton Beach area, the average sales price this year is $342,793. In the Miramar Beach area, the average sales price for vacant land is $376,088. Whereas in Destin, the average sales price for vacant land through Oct 31, 2018 is $374,662.
